The small, brick-and-mortar spaces are +/- 1,000 - 4,610 sf. There are 47k students and about 2/3rds of the on-campus housing is directly across the street. One of the best projects to repurpose and rejuvenate existing commercial property blunders committed during the Tiger years is to make brick-and-mortar stores more accessible. These stores often struggle to get consistent foot traffic because they are too far away from public transportation, motorways, and other amenities like sandwich shops. The success of the TUS project has shown that more projects like this will be greenlit in the future.
